			<p>An existing Client instructed TCL to inspect their period home in South West London and provide a detailed Defect Diagnosis Report on re-occurring damp issues impacting both first and second floors and a separate problem of excessive heat gain experienced during the warmer summer months. Using the findings of our report, the Client was then able to engage suitable contractors to implement the required remedial and improvement works to successfully address the identified issues.</p>

	<h2>Residential Building Survey &amp; Rebuilding Cost Assessment</h2>

			<p>A combined instruction was received from our Client to carry out a full Building Survey and Rebuilding Cost Assessment of a 1930&#8217;s semi-detached house they were looking to purchase in the Streatham Hill area. On the back of our comprehensive survey report, including budgeting advice for necessary repairs and their own planned extension and alteration works, the Client  decided not to proceed with the acquisition and found an alternative property which was far better suited to their particular requirements. TCL were instructed to carry out a full Building Survey on the alternative property, and following which, the Client was able to proceed with the intended acquisition in the knowledge and comfort that the new property was in the appropriate condition and very well suited to their particular requirements.</p>

			<p>After initially carrying out a full Residential Building Survey back in 2016 the Client subsequently instructed TCL to undertake Contract Administration and Party Wall Surveyor services to specify, tender and oversee their proposed internal reconfiguration and full refurbishment of the mid-terrace four storey traditional Victorian house. The works involved complex temporary structural supports to facilitate the layout alterations and finishing to an extremely high standard. Programme duration = 30 weeks, completed in December 2018. Project value £400k.</p>

			<p>TCL were instructed to carry out a Pre-Acquisition Building Survey of an apartment within the attractive Grade 2 Listed former hotel building, Thornton Place, in the the sought after area of Clapham Common North Side.  This was the second survey carried out by TCL within the same building, where due to our specialist knowledge of historic buildings we were able to provide a bespoke building survey report assisting the Client with their understanding of certain defects, maintenance requirements and unique implications they will face in terms of owning a building of such historic importance that warrants the Grade 2 Listed status. Our report enabled the Client to reduce their original agreed offer price to account for the identified defects and provided them with the necessary confidence and comfort to proceed with their acquisition.</p>

			<p>TCL were instructed by the Landlord of a converted former dwelling house located on the desirable Warrington Crescent in Maida Vale to report on and oversee proposed alterations to the lower ground floor apartment within the building. Once the lessee&#8217;s proposed design was agreed, TCL assisted the Landlord&#8217;s appointed solicitors in drafting a formal Licence for Alteration document for appending to the lease. TCL&#8217;s initial report and continued advice enabled the entire process to run through from conception to completion providing the Landlord with the necessary assurances the work would not be detrimental to the main building and would conform to Planning, Conservation Area and Building Control requirements.</p>

			<p>TCL received instructions to carry out a Pre-Acquisition Building Survey for a multi-let commercial property in the heart of the City of London on behalf of a key investment company and valued Client of TCL. The building has a combined net lettable floor area in excess of 1,000m² and TCL were tasked to undertake a detailed assessment of the building fabric, review the head and all sub-lease agreements currently in place and report on the full mechanical, electric and public health building service installations, undertaken by the specialist building services consultants, Promode Ltd. TCL&#8217;s report provided the Client with sufficient information and confidence to make an informed decision on their intended acquisition.</p>

Our specialist surveying team had the additional challenge of commenting on a recently completed extensive basement extension accommodating an indoor swimming pool and gymnasium.</p>
